What is a Manufactured Home?
Manufactured homes are built in factories, rather than on site. The manufactured home is then delivered and set up on your property. Manufactured homes are less expensive per square foot than site-built homes and are typically more cost-effective to builders and consumers. Manufactured homes can be constructed in a fraction of the time it takes to build a home "on-site" and they're built to higher standards as well. There are different forms of manufactured homes such as single section, double section and triple sections. Single section homes are sixteen feet or less in width and can be transported to their site as a single unit. Double section homes are twenty feet wide or more and are transported to their site in two separate units, which are then joined together on site. Triple section homes are transported in three units and then joined together on site. Four section Homes are called Quads. Quality Wholesale Homes offers these four options of manufactured homes which are available in many different floor plans.
What is a Modular Home?
Manufactured homes are often confused with modular homes. Modular homes are transported on flatbed trucks rather than being towed, and lack axles and a permanently attached frame typical of manufactured homes. Modular home roofs are usually transported as separate units. Modular homes are built to local code, so homes built in a given manufacturing facility may have differing construction standards depending on the final destination of the modules. Such homes are often priced substantially lower than their site-built counterparts and are typically more cost-effective to builders and consumers. Modular homes can be constructed in a fraction of the time it takes to build a home "on-site" and they're built to higher standards as well. We offer modular homes that will meet your needs.
Why is the term Mobile Home not used any more?
The term "manufactured home" specifically refers to a home built entirely in a protected environment under a federal code set by the US Department of Housing and Urban Development (HUD). Contrary to popular belief, manufactured homes are not mobile homes. The term "mobile home" describes factory built homes produced prior to the 1976 HUD code enactment.
What is the HUD code?
In the U.S., manufactured homes are regulated by the United States Department of Housing and Urban Development (HUD), via the Federal National Manufactured Housing Construction and Safety Standards Act of 1974. It is the national regulation that has allowed many manufacturers to distribute nationwide, since they are immune to the jurisdiction of local building authorities. By contrast producers of modular homes must abide by state and local building codes.

If you are someone that would like to see the home in person, we invite you to visit our corporate office in St. George, Utah, where you can walk through our show model.
Does QWH offer Factory Tours?
Yes, we offer free factory tours to committed customers. We will schedule a tour for you at one of our four factories. While at the factory our customers will see the quality craftsmanship used in building their home. As a committed buyer if you are not completely satisfied after your tour and it has been referenced on your purchase agreement we will refund 100% of your good faith deposit.
What is the Price Protection Program?
When making your deposit, you receive a "60 Day Price Protection Guarantee." This means that the price of your home is guaranteed during this period so that you can decide on land, financing, foundation and home decor details. After the 60 days the price will automatically roll-over to the most advantageous price we offer 60 days prior to ordering your home. We are the only company in the industry that will offer you this program so that you can lock in the best price and not have to worry about price fluctuating due to a rise in commodity prices. The price is locked for 60 days on the home, options, setup & delivery of your home. All deposits tendered go towards the purchase price of your home.
Do you provide the land as well as the homes?
Quality Wholesale Homes does not sell or provide land with our homes. Finding the land is the customer’s responsibility.
Can a Manufactured Home be put anywhere?
State and federal law prohibits cities from banning manufactured homes. Manufactured homes can be controlled through architecture guidelines and subdivision codes, covenants and restrictions.
Do you have a price guarantee?
Yes, we have a price guarantee! We have a Certificate of "Value Guarantee" any price protected customer that finds a manufactured home of equal value for a lower total price will receive a refund of the difference from Quality Wholesale Homes!
Can I come by one of the Quality Wholesale Homes offices and pick out decor for my home?
Yes. In fact we encourage it. Ask your housing consultant about special travel discounts off of the price of your home when you come visit our office.
How can Quality Wholesale Homes afford to sell their homes at wholesale prices?
Quality Wholesale Homes is one of the largest dealers in the Nation. We sell a large volume of homes each year which allows us to reduce our price. Quality Wholesale Homes does not maintain retail lots. This enables us to operate on a lower profit margin; we do not have the overhead that typical retailers have; such as the cost of stocking models, dealership lot rent, transportation and set up on lot models, nor do we have tear down expenses on each model sold. This is where you benefit the most, because we do not have to pass inventory cost on to our customers. This allows us to sell our high quality homes at a wholesale prices and it allows you to customize your home just how you would like, instead of taking it as is from a sales lot.
Can I get a manufactured home that looks like a site built home?
Yes, manufactured homes can look just like site-built homes. Take a look on our website at the virtual tour of our Stonegate subdivision. Garages are not included with our homes but they can be built on to a manufactured home after it has been set up. Manufactured homes are obviously built in a factory environment. While we may be limited on what exterior upgrades we can do when ordering the home, once the home arrives on site the sky is the limit. Contact your housing consultant for ideas and suggestions.
Can I customize the floor plan to my needs?
Yes. You are welcome to add walls, windows, doors, etc. You can even stretch or shrink a home. If you don’t like where windows, walls, and doors are located you can omit or move them. (Changes need to be made within HUD standards.) We believe in offering customization options so that you can design a home fit for your needs.
Is it true that manufactured homes depreciate as opposed to appreciate in value?
No, manufactured homes will appreciate just like a stick-built home just as long as it is put on a foundation and is converted to real property. We have had customer’s manufactured homes appraise from $100,000 - $1,000,000. We have had investors and developers realize profits in excess of $200,000 on their manufactured home projects. Just like any piece of real estate the true determining factors in value appreciation are location and condition of the property.
What kind of financing can I get on a manufactured home?
We have several loan options available such as Land home, Home only, FHA and Conventional financing. What is a land home loan?
A land home loan is a loan that includes your home, delivery, set up, land and any site work that needs to be done.
What is a Home only loan?
A home only loan is a personal property loan not a real estate loan which only includes the home, delivery and set up of the home.
What is a FHA loan?
An FHA loan is a government mortgage that is insured by the Federal Housing Administration which is a government agency whose primary purpose is to insure residential mortgage loans.
What is a Conventional loan?
A loan in which the interest rate does not change during the life of the term, it is also called a Fixed-Rate Mortgage (FRM). It is not a loan that is insured or guaranteed by the government.
How long is the term for a manufactured home loan?
30 years for a land home loan. 20 years for a home only loan on a double section home or larger. 15 years on a home only loan for a single section home.
What will my monthly payment be for a manufactured home loan?
Just like a site-built home the loan payment on a manufactured home is determined by loan amount, interest rate, term, and credit history.
What does set up include?
Set up includes assembling home sections, installing pier support system under centerline main beams and perimeter, leveling home, closing up roof, marriage line close up (interior and exterior), drywall work (tape, texture and paint marriage lines and minor transportation cracks), install carpet, connect utility crossovers, hook up the sewer and water if located within 5'-0" of home. Before hooking up the water we require that the water pressure be regulated in order to hook up the water to the home on the incoming water line.
What does set up NOT include?
Permits, gas or electric connection, skirting or perimeter wall, steps, engineered tie down system, water pressure regulator, special equipment to position home, or interior paint other than marriage lines and drywall repairs.
Do you do the foundation work or is that my responsibility?
The foundation price is not included in the delivery and setup quote, but if you take advantage of the "Superior Manufactured Home Services" expediter program, they can get you a bid for a foundation.
Where do I find the serial number of my home?
The serial number is located under the kitchen sink on the back of the cabinet door. It begins with 4 letters: The abbreviation for the state it came out of, and "FL" then numbers that follow (Ex: AZFL58964).
I ordered an AC unit, why did it not come with the house?
The AC cannot be installed until your home has electricity. Notify the service department when your home has electricity, and the installer will come and install your AC unit. (Cost for installation is covered)
What kind of foundation do I need for my manufactured home?
This question can be best answered by your county, as different counties have different requirements. Some examples of foundations are as follows: engineered pier system, full concrete slab, concrete runners, and perimeter stem wall. For specific questions please contact your county building department, or you can speak to the service department at 435-986-9300.
Is the home covered by insurance while in transport?
Yes, the transport company is required to be fully insured before they can pull your home.
When do the customers take responsibility for the insurance?
The customer will take responsibility for the insurance upon delivery of the home.
What must be done for a manufactured home to be considered real property?
1.) The wheels, axles and tow bar of the manufactured home have to be removed permanently. 2.) The manufactured home must be affixed to a permanent foundation located on real property (land). The land and manufactured home must be included under one mortgage or deed of trust and legally classified as real estate. The owner/mortgagor intends the property to be assessed and taxed as real property. 3.) The manufactured home must be connected to water/sewer and other utilities in accordance with State and local requirements.
